Manhattan Beach has not only seen the average sales price up this month by 22%, but homes are selling 10% faster even as inventory is up 28% since last month. We believe that there weren’t enough homes on the market in Manhattan Beach over the winter months. We’ll see sales increase in the coming months with the new inventory.

With inventory dropping 75% from last month, the increased sale time is more likely from a few overpriced listings than from a market change. Since the average sales price climbed a whopping 10% just in the last month, we believe the market is doing more heating than cooling. Running down the coast.

But with the average sales price holding steady at $1MM, homes took more than double the time to sell. 28 days was the average days on market which still isn’t a long time. You might actually get to know your neighbors with stats like these. I know I’m the newbie of my street being in Del Aire 2 years in October.

West LA means business this month selling homes 25% faster by dropping the sales price an average 10% from last month. Homes might also be selling faster because the pickings are slim with inventory slashed more than half!

So you want to make your pumpkins last? The first step to pumpkin preservation is determining how fresh your pumpkin are.

Pumpkins picked fresh from the fields need to be “cured” prior to storage. Curing is actually a very simple process – leave your pumpkins in a warm location for two or more weeks in order to fully harden the skin and dry out the stem. This helps pumpkins become impenetrable to diseases and bacteria so they can survive in long-term storage.

Pumpkins should be stored in a cool dry location on a surface with plenty of airflow. For example, a slatted bench is ideal. Storing your pumpkins on concrete or cement will cause them to rot!

4 proven methods to preserving carved pumpkins:
Just pick one of these items you might have lying around the house and apply generously to the inside of your pumpkin.
Pat dry petroleum jelly
Borax
Castile soap
Acrylic spray<br />A quick coat of <a href="https://amzn.to/2G9XZQX">spray matte sealer</a> on the outside of your pumpkin helps preserve them even longer.

How to Preserve Pumpkins & Gourds
Prepare a mixture of bleach, water and dish soap.
(One gallon water, 2 tablespoons bleach, and a squirt of dish soap.)
Soak real gourds for 15 to 30 minutes.
Use a tub or even your kitchen sink.
Rinse and dry well.
Before adding to your decor, it’s optional to give your pumpkins a quick coat of <a href="https://amzn.to/2G9XZQX">spray matte sealer</a>. It helps preserve them even longer.

5 1/2 cups of chicken broth
3-4 cups cooked shredded chicken
2 15oz cans of Great Northern beans
2 cups of your favorite salsa verde
1 teaspoon ground cumin
2 tablespoons cilantro leaves
Salt & black pepper to taste
Avocado, desired amount
Directions:
Over medium heat, add chicken broth, shredded chicken beans, salsa verde and cumin to a large stockpot. Serve with salt and pepper to taste.
Bring to a boil, then reduce heat and let simmer for five minutes. Serve immediately. Garnish with cilantro and avocado. The DaSilva Outlook
Any agent out there saying that the Coronavirus pandemic isn't affecting the housing market in LA is lying. The stats for both the South Bay and the Westside are showing two shifts taking place: more homes coming on the market with fewer homes going into escrow. The good news is that there is still plenty of activity. The bad news is that loan programs are drying up left and right, and guidelines are becoming more strict by the week. This is posing a problem for future sales.
Our outlook is that fewer buyers will qualify for loans, more layoffs are imminent, more homes will continue to sit on the market, and prices will adjust as a result. Here's the lowdown:
​* If you need to sell fast, you may have to take a hit on the peak value of your home. We can maximize your gains, even in this changing market.
​* If you don't need to sell, be patient and the right buyer might come along. Our new marketing plan is right for reaching every buyer out there.

My Buyers, a lovley married couple, who found me via Zillow. They were originally looking to buy their next home in Cheviot Hills.
